Hochatown Heaven is one of our largest cabin rentals in Broken Bow, and can accommodate 14 guests with 4 bedrooms and 3.5 baths. Heaven’s best features include a modern and open design, a spacious covered hot tub area, and an expansive outdoor entertaining space.

Hochatown Heaven boasts three king bedrooms for private comfort & relaxation, plus a game room for your entertainment.

Two bedrooms are on the main floor, the main bedroom featuring a king bed, and both a walk-in shower and a luxurious soaker tub. The main level guest bedroom offers two twin over full bunk beds and a second ensuite bathroom.

Upstairs, you’ll find two additional king bedrooms with a shared third bathroom. The home’s second living space is also upstairs, in an open loft with a queen sleeper sofa.

Keeping your cabin tidy during your stay will be your responsibility. You will also be responsible for leaving the cabin in good condition when you leave. Remember, this is a privately owned cabin. Please treat it as you would want guests to treat your home.

Rental agreement MUST be signed prior to arrival. Failure to sign rental agreement will result in cancellation of your reservation.

PAYMENT INFORMATION:

All reservations must be secured by an adult, age 25 or older, with a valid credit card (Visa, MasterCard, American Express or Discover). All guests must be 21 unless occupied by a parent or guardian. NO third party rentals. 50% of payment due at time of booking. Any remaining balances must be paid 30 days prior to arrival date. The credit card of the first payment is used if a credit card was provided. If the automatic payment fails for any reason, it is the responsibility of the Guest to make sure the remaining balance is promptly paid in full, or the reservation will be canceled with no refund.

CANCELLATION POLICY:

We recommend you protect your vacation investment with Trip Insurance. We are not responsible for third party outages, bad weather, or acts of God. Guest receives 100% refund if cancellation occurs 30 days prior to arrival. Guest receives 50% refund if cancellation occurs 14 days prior to arrival. No refunds within 14 days of arrival. NO SHOWS forfeit 100% of reservation. We will not refund unused nights for early check outs.

CHECK-IN PROCEDURES:

Prior to your arrival, an email will be sent which will provide detailed driving directions and a key code that you can use to unlock the cabin door.

CHECK-OUT PROCEDURES:

You will be emailed check out instructions prior to your departure. Trash should be collected and thrown in the outdoor trash bins. An additional cleaning charge will be deducted from your deposit after your departure if the accommodations are left excessively untidy (such as unwashed dishes, stains, or excessive hair on the furniture or carpet, cigarette butts found on property, stained linens or furniture, furniture rearranged, etc.). Damage: Please notify us in advance if something has broken, or an accident has occurred so that we may address the issue before our next guest. Please turn off all lights. Please shut and lock all windows and doors. Please do one last check for personal belongings.

WHAT WE PROVIDE:

Each of our cabins are fully stocked with everything needed to provide a wonderful meal for you and your guests. You’ll find pots, pans, small appliances, dishes, flatware, and drinkware. We provide a starter set of coffee for the drip coffee makers along with sugar and creamer. You’ll also want to bring cooking oil, aluminum foil, and plastic wrap. We provide a starter kit of toilet paper, trash bags, paper towels, dishwasher pods and soap. You are responsible for purchasing more when you run out. We provide firewood for the Georgia properties only.

LINENS AND TOWELS:

Each cabin also has plenty of linens and towels. We hope to have everything you need in the cabin to make your stay comfortable. We suggest you pack extra towels for outside activities. Please do not remove anything from the cabin including towels and blankets. Please do not use our blankets and comforters for picnics. Please bring your own. Please do not take our cabin towels to off-site activities such as the lake or river. You may be charged for lost or damaged towels and linens. Maid service is not provided. Feel free to use the washer and dryer at the cabin. We also provide clothes washing liquid.

REFUNDABLE DAMAGE DEPOSIT:

Guests are required to put down a refundable damage deposit to cover things not protected by the insurance- such as- excessive cleaning and sanitation, pet damages (pets are NOT allowed in any cabin and any related damages are NOT covered under the insurance policy). This deposit is fully refundable pending inspection upon checkout.

CHECK IN/OUT TIMES:

Check in is after 4:00 P.M. Check out is by 11:00 A.M. Early check in and/or late checkout is not permitted unless authorized in advance and is dependent upon availability and scheduling. An additional charge may be processed on your credit card for every hour past the stated check out time.

PETS:

Failure to comply with a cabin’s “NO Pet” policy will result in a loss of deposit and eviction without refund. $250 per night per pet fee will be charged if pets are found on premises.

SMOKING:

All cabins and attached decks are non-smoking.  Smokers are asked to use proper receptacle located off the decks. Please do not throw cigarette butts on the ground.  If the cabin or outdoor living area smells of smoke, or there is any evidence of smoking, your deposit will not be refunded, and additional fees may apply. $250 per night fee will be charged if evidence of smoking is found inside cabin.

HOT TUBS/COVERS:

Please do not allow anyone in your group to walk on, jump on or play on the hot tub covers, they will break. The condition of your hot tub cover was documented prior to your arrival. The cost to replace a hot tub cover can be from $450 to $650. DO NOT get in the HOT TUB with ANY OILS, LOTIONS, SUNSCREENS, SOAPS. DO NOT put any dirt, rocks or leaves in the hot tub. Please shower before and after using the hot tub.

AMENITIES:

Bearskin Lodges work hard to keep all amenities in great working order, however damages occur, and we have to wait on items to be serviced as quickly as possible. With that said, no compensation will be offered if an amenity is not available.

INDOOR LOG FIREPLACES-GAS:

DO NOT BURN ANYTHING IN THE INDOOR FIREPLACE-THIS IS A FIRE HAZARD. Do not move any logs inside the fireplace-there will be a $500 fee if logs are found to have been tampered with.

QUIET HOURS:

Quiet hours begin at 10:00 P.M. Shooting guns, fireworks, or other explosives are not allowed on any of the cabin properties. Loud music is prohibited at all times.

INTERNET/SATELLITE SERVICE:

We provide each cabin with free Internet; however, we are not responsible for any issues with the Wi-Fi beyond our control. We will do everything we can by contacting the Internet service provider as soon as a problem should arise. Since the cabins are located in a remote area the signal will sometimes vary. Wi-Fi is provided as a convenience only and is not integral to the rental. No refund shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to services. Use of the Internet is not to be provided for any obscene or inappropriate behavior.

TRASH:

Place all trash inside the outside containers and make sure to secure it with a tightly secured lid.  Only place bagged trash in outside trash bin. Remember, you will be staying in a forest full of animals that would love to play in the trash and make quite a mess with it!  Although we do not provide daily trash service, trash is picked up several times a week.   

DAMAGES:

All cabins are inspected and inventoried prior to your arrival and immediately following departure. Please do not rearrange the furniture in your cabin as doing so may result in damages.  Please notify us in advance if something has broken, or an accident has occurred so that we may address the issue before our next guest.  

LOST ITEMS:

A $35 handling fee, plus actual shipping charges, will apply if you request us to pack and ship your items that are left behind.

WILDLIFE ENCOUNTERS:

Due to the location of our cabins in forested areas, there is a chance guests will encounter some type of wildlife, insects or stray animals. Each property is professionally treated on a scheduled basis for interior pests, but due to the natural habitation of the forest, no refunds or compensation will be given for any problems resulting from pests inside or outside the cabin. Do not feed animals you may see around the cabin nor permit them to enter the cabin. Do not allow children to play with, pet or feed stray animals. We are not responsible for any wildlife or animal encounters of any kind, or for medical bills resulting from injuries resulting from encounters with wildlife or stray animals.

VIDEO SURVEILLANCE:

The Property has security cameras placed on the front porch/parking lot area and back deck. This video footage is not shared and is recorded for liability reasons in the cases of a break-in, death, injury, guests sneaking in pets, guests disregarding the maximum occupancy allowed, and in no way infringes upon the guests’ expectations of privacy in these public areas of the property. Any attempt at disabling or obscuring the cameras is prohibited and may result in the guest being evicted without refund. The full deposit will be forfeited if any of the above is found. You will also be asked to leave the property immediately without any money returned.

NO PARTIES OR EVENTS OF ANY KIND.

LIABILITY:

All outdoor activities involve certain inherent risk of injury up to and including death. Every effort will be made to secure and make safe all facilities under our management.  It is expressly understood and agreed that neither the owner, nor the management company of said premises, shall be liable for any damages or injury to guest, guest’s guests or their families, or to any of their property from whatever cause arising from the occupancy or use of the premises by guest and their family and guests.

It is our desire that these policies will help ensure all of your expectations are met during your stay.
